Foundation Day. Marina 101 - around the corner

Rustar Real Estate, which announced plans in May to build its first facility in the emirate, continues to grow. Rustar, traditionally oriented towards Russian-speaking clients, shared information on the progress of the project with the magazine Russian Emirates. Now we can say with confidence that the “face” of the new developer will be the Marina 101 skyscraper.

"I am very pleased to report that the engineering design and architectural plans of the new building have been tested in all relevant instances and have been approved by the Emaar general developer," said Rafik Gubaev, CEO of Rustar Real Estate. He also noted that at the moment every effort is being made to begin construction work before the onset of autumn.

Recall that the place of construction of the new facility was chosen as a prestigious project in the heart of the "new" Dubai - Dubai Marina district. Skyscraper Marina 101 with a height of 101 floors, respectively, will offer luxury housing on the Persian Gulf. The whole building will include three main parts: a 4 * hotel on the lower floors, furnished apartments on the middle floors, and standard apartments on the upper levels. The apartments overlooking the sea and the island of Palm Jumeirah, already called the Eighth Wonder of the World, are designed to be a great place to live and relax Russians and other foreign investors. Another confirmation of this is the excellent infrastructure, both of the building itself and of the district as a whole. To slightly alleviate the "heaviness" of high-rise buildings, a modern oriental bazaar will be located between them.

House with a sports bias

The design of the Marina 101 skyscraper is such that it will have six floors of underground parking and five floors of ground parking (a kind of podium) with 665 parking spaces. The lobby of the hotel and the entrance for the residents of the apartments are located at a distance from each other. Several floors below will be given over to the hotel’s business center, bars, restaurants and maintenance facilities like laundry, kitchen and others.

An outstanding feature of the future building can be safely called the presence of three sports centers under one roof, occupying a total of six floors. This pool, and separate gyms for men and women, and squash courts, and a sauna with a Turkish bath. Fitness clubs will serve as a kind of logical dividers between different functional areas of the house: hotel guests, residents of furnished apartments and standard apartments - all will receive personal space.

Future hospitality

The part of the building reserved for a four-star hotel will be located from the 15th to the 33rd floors. With four stars, Rustar Real Estate plans to primarily attract business travelers who come on business to Jebel Ali, Dubai Media City, Dubai Internet City and Jumeirah Lake Towers. The area of ​​single rooms will start from 32 meters, beautiful views will open from the two-room suites and junior suites.

The offer looks all the more tempting, given that of all the existing or under construction hotels in the area, Marina 101 will be perhaps the only hotel with affordable prices with a high level of service. Negotiations about which global hotel chain will serve Marina 101 are still underway. Most likely, it will become one of the well-known brands that are currently expanding their presence in the Emirates. In total, the hotel plans to create about 310 rooms.

Daily comfort

The furnished apartments are located directly above the hotel from the 36th to the 54th floor. The premises of one and two bedroom apartments are slightly larger than the hotel rooms, all equipped with their own kitchen area. Homeowners can make full use of the hotel's services, including cleaning and other amenities. This includes rental housing. The hotel and apartment furniture will be handled directly by the developer. By the end of September, Rustar plans to open a showroom exhibiting all the details of future interiors.

Celestial Life

For real estate for sale, architects have identified a place from the 58th to the 100th floor. The initial section - from the 58th to the 79th floor consists of identical furnished apartments: apartments with one or two bedrooms. Above is a block of apartments with two and three bedrooms, then only apartments with three bedrooms. One of the three sports clubs separates the four floors of an elite two-level apartment from the rest of the complex.

According to the plans of the developers, the start of the zero-cycle work is scheduled for the month of August. The task was somewhat facilitated by the fact that construction is already underway in neighboring areas, and the Marina 101 pit has already been partially dug. The pre-official start of sales at the facility will start in the fall of 2006.
