Oleg Vadimovich, this is not the first year that we have been publishing the monitoring of Dubai real estate provided by your company on our magazine pages. Based on many years of experience in this area, which projects do you consider the most attractive today?

To begin with, let's decide - attractive as an investment or for living?

Let's try to consider briefly both options.

Well, if we consider the proposals on the local market for the purchase of real estate for personal use, then to my compatriots who want to relax from harsh weather at any time of the year (except summer), I, of course, will recommend the highest category comfort and maximum proximity to the sea. And these are, first of all, apartments and villas with private beaches on the islands - both sold for a long time on Palm Jumeirah and transferred to the category of secondary housing, as well as houses under construction on the islands Palm Jebel Ali, The World and Waterfront. Although, on the "mainland", of course, you can pick up good objects, moreover, for a lower price. I'm talking about the areas of Dubai Marina, Jumeirah Beach Residence, Jumeirah Lake Towers, Jumeirah Village, Sport City, Discovery Gardens and so on.

What about investment?

In terms of investment, Dubai and Abu Dhabi are now the most attractive. And this is not only my opinion. This conclusion was reached by specialists of the International Association of Investors - Property Investment Network, having studied the investment potential of world real estate markets. Here is a quote from their report: β€œIn addition to profits from the constant increase in property prices in Dubai, its owners can receive rental income. Dubai has very favorable rental rates, and the occupancy rate of both hotels and private apartments and houses by tourists is very high "

I would also pay special attention to the steadily increasing demand for commercial real estate, from which we can conclude that this market sector will be extremely attractive to investors for the next 10 years.

If we consider Dubai as a platform for long-term investments, then this is, first of all, the acquisition of hotel apartments managed by well-known hotel operators of world renown or the leasing of finished real estate. It is impossible not to note the minimum level of risks when receiving guaranteed from 10 to 20% per annum. Let us admit that investment risks in Russia are still quite high, and such aspects as corruption and an underdeveloped institution of property rights, to some extent, restrain investor optimism. Against this background, amid surplus investment capital in the real estate market of the Russian capital, and given the absence of any taxes, Dubai offers a very promising alternative.

It should be understood that the long-term type of investment is of interest to more conservative investors who are on the path of least risk. What about short-term investments in the United Arab Emirates?

According to the International Monetary Fund for 2007, the inflation rate in the UAE exceeds 10%, and the inflation rate in Dubai has reached much higher rates. It must be borne in mind that real estate market prices rise as inflation rises. When investing at the initial stage of construction or before the official announcement of sales, you can get an increase of about 60-70%. Therefore, investors expand their portfolios, mainly due to entering projects at the development stage.

In the list of our offers, the most interesting option for this type of investment, I consider one of the islands of The World project, in which you can participate as a temporary shared developer, with receipt of guarantee checks: the first - for the entire amount 12 months after the payment, and the second - for 60% arrived in 18 months.

Or let's consider the possibility of obtaining up to 540% per annum using the example of short-term investments of one of our clients. A purchase of a floor with an area of ​​881 sq. m at US $ 7262 per sq. m, in the hotel complex of the Waterfront project, before the official announcement of sales (pre-launch). The total cost of the floor is US $ 6,397,408.

And resale is already underway at US $ 8230 per sq.m, with a total floor price of US $ 7,250,630.

Sale:
US $ 957 605 (15%) + US $ 857 379 (premium) = US $ 1814 984

Profit calculation:
US $ 857,379 (premium) / US $ 957,605 (15% of total investment) = 0.90 90% return for 2 months 540% per year

We expect similar projects with a similar price level at the pre-launch stage to enter the market.

TODo you think the number of investment offers will not exceed the level of demand?

So far, I see only a steady increase in demand for quality properties in almost all segments of the real estate market. Although the recently planned payback periods have increased somewhat, the future development, in my opinion, looks quite promising.
